How much does it cost to paint stucco, vinyl siding or brick?
Stucco costs $1.00 to $5.50 per square foot to paint, or $2,400 to $8,100 for an average house, by HomeGuide's stucco page. Its national average is $5,000.

Stucco soaks up paint. HomeGuide says a gallon of acrylic covers only 100 to 175 square feet of stucco in two coats, and elastomeric paint covers 30 to 50 square feet. It also says elastomeric costs $900 to $2,000 more than acrylic on a 2,000 square foot house.
Vinyl siding and brick are rare in Miami. For reference, the national figures are $1 to $3 per square foot for vinyl and $1.50 to $4.50 per square foot for brick.
How much does it cost to paint a two-story house outside?
A two-story house costs more to paint than a one-story house of the same wall area, because of ladders, lifts or scaffolding. HomeGuide publishes no stucco price by number of stories, so we do not give a figure. Use the stucco size table above as a guide and expect the tall work to add time.
Two-story stucco homes are common in Doral, Kendall and the newer parts of Homestead. The high bands, gable ends and second floor windows are the slow parts.
How much does it cost for a small single-story ranch?
For a small single-story house, the national figure is $1,800 to $6,000 for 1,500 square feet of home, by HomeGuide's main exterior table. Its stucco page gives $1,000 to $6,600 for a stucco house of 1,000 to 1,500 square feet.
The classic Miami-Dade house is exactly this: a one-story concrete block ranch from the 1950s to the 1970s. It is all reachable from the ground or a short ladder, which keeps labor down. Chalky paint and stucco cracks are what push such a job up.
How much does it cost to paint just the trim, shutters and front door?
Exterior trim costs $1 to $4 per linear foot to paint, or $1,000 to $2,500 in total, by the national figures. Shutters are $50 to $100 per pair and a front door is $125 to $225.

Note that hurricane shutters and impact windows are factory finished. Painting accordion or panel storm shutters is a different job from painting decorative shutters, so ask us first.
Does the exterior price include power washing, scraping and caulking?
Our quotes include the surface prep: washing, scraping loose paint, patching, caulking and priming where needed. Not every quote does, so check each one line by line.
As separate items, HomeGuide's stucco page lists pressure washing before painting at $175 to $360. It publishes no per-house price for scraping and no labor price for caulking alone. In Miami the wash is not optional. Salt, chalk and mildew sit on almost every wall, and paint will not bond to any of them.
How much more does it cost if the old paint is peeling?
Peeling paint adds cost because every loose edge must be scraped, sanded smooth, primed and often patched. No published per-house figure exists for this, so we price it after we see how much of the wall is failing.
On stucco, peeling usually means water got behind the paint through cracks, failed caulk or the top of a wall. HomeGuide lists stucco repair at $8 to $50 per square foot. Fixing the way water gets in comes first, or the new paint will peel in the same place.
Spray or roll outside: is there a cost or quality difference?
Spraying is faster, and rolling pushes paint into the surface, so on stucco the best result usually comes from both. The paint is sprayed on and then rolled in while wet, which is called back-rolling. It fills the texture and the pinholes.
Spray only is cheaper in labor but can leave a thin film on rough stucco. Spraying also needs still air and careful masking of windows, cars and plants. Ask each painter which method the quote assumes.
Do condo and HOA communities change the price?
They can change the schedule more than the price. Many Miami-Dade communities have approved color schemes and want a written request before work starts. Condo associations may set work hours, parking and insurance paperwork.
